The price you charge for your listing is up to you. To inform your decision about what price to set, you can search for comparable listings in your city or neighborhood to get an idea of market prices.
A good practice to follow is to price your listing on the lower end to start and gradually raise the price if you're able to easily fill your space with quality renters.
Pro-rated vs. not pro-rating
You can choose to pro-rate your rental, which means you offer a discount to renters who only stay partial months. For example, if your space costs $1,500/month and they move in on June 8, their pro-rated June monthly rent would be $1,150 (23-day stay ÷ 30 days x $1,500 normal rent).
Hosts who don't pro-rate their rentals often charge less for monthly rent.
Additional Fees
- Cleaning fee: If you are going to incorporate a cleaning fee into your monthly price, simply add it to the monthly rent. If it is a one-time fee, please mention it in your listing description and add it to any current booking requests.
- Other fees: To charge extra fees outside of your rates (like an extra guest fee, pet fee, or bike rental fee), you can add these to any pending booking requests. You must first disclose these potential charges to renters prior to them signing a lease and also mention the additional fees in your listing description.
